The client approached Exoterra originally contemplating the development of a LEED Platinum, mixed-use, commercial and residential development. ​​​After a year-long process of designing the project to fit onto the 1/10th acre site and submitting it to the Nashville Zoning Department for a Special Permit rezoning, the project originally stalled in 2010 during the memorable recession. 

The project was resurrected in 2017 with some conceptual design changes, taken to Construction Document completion, then bid out for construction. While the project could not proceed in the recession due to bank issues, the extremely hot Nashville market of 2018 caused the project to be put on hold again due to higher than anticipated bid pricing. ​
